Perumusan Konsep Dasar pada Perancangan Rumah Susun Sederhana Sewa di Kota Semarang

Abstract

Semarang City faces serious challenges regarding population density and slum areas, with a housing backlog reaching 124,657 units in 2024. The gap between housing prices and the city's minimum wage forces Low-Income Communities (MBR) to live in substandard housing. This study aims to formulate the basic design concepts for Simple Rental Apartments (Rusunawa) in Semarang City using a behavioral architecture approach. The research method applied is descriptive qualitative, involving literature studies, field observations, and data analysis-synthesis. The results formulate the main concept "LUMPIA" (Lingkungan Utama Membentuk Perilaku Interaksi Akrab), which integrates the characteristics of the users, organization, and the flood-prone coastal location of Semarang. Concept implementation includes north-south building orientation, the use of bioswales for flood mitigation, and the provision of wide corridors and communal spaces to trigger warm social interactions. In conclusion, this concept formulation produces a humane and nature-adaptive vertical housing design guide to sustainably improve the quality of life for MBR.
